Rent increases outlined in Fürth: Detailed comparison of rental prices available
In a move to address the housing market and prevent excessive rent increases, the city council of Fürth, Germany, has adopted the Qualified Rent Index 2025 on July 30, 2025. This index, based on the so-called regression method, serves as an official benchmark to regulate rent levels in the city.
The index was developed in collaboration between the Office for Social Affairs, Housing, and Senior Citizens of Fürth and the Hamburg-based ALP Institute for Housing and Urban Development. The data for the index was collected from a representative sample of non-regulated apartments in Fürth from October 2024 to March 2025, with the reference date being October 1, 2024.
The calculations for the rent index were based on a detailed formula that takes into account the base rent, surcharges and discounts, and location. A range of -15% to +14% is defined, within which two-thirds of all comparative rents fall. This range provides a scientifically based overview of rents agreed upon in the past six years in Fürth.
Key factors considered in the qualified rent index calculation include the location within the city (neighborhood differences), size and number of rooms, age and condition of the building, facilities and equipment, such as type of heating, and type of lease conditions.
The qualification process ensures the index is recognized legally, adhering to methodological standards and undergoing periodic updates. The working group involved in the process included the Fürth and Surroundings Tenant Association e.V., Haus & Grund Fürth e.V., the WBG Fürth, city council fractions, and the Fürth Local Court.
It is important to note that the rent index does not represent a blanket statement about the "average price." The city explicitly states that neither the citizen information office nor the social department offer consulting services for the rent index. A printed version of the index can be purchased for 3 euros at the citizen information office from September. Alternatively, the new rent index is now available for free download at www.fuerth.de.
