Residential Address: 20 Newcourt Street
In the heart of London's leafy St John's Wood neighbourhood, a former police station has been given a new lease of life. Wendover Studio, known for their residential projects, has transformed the historic building into a boutique residential scheme called 20 Newcourt Street.
The project, a collaboration between Wendover Development and Morgan Rae as the contractor, has seen the conversion of the police station into nine designed rental apartments, along with a small commercial atelier space arranged around a cobblestone courtyard.
Design and Features
The project preserves the Victorian civic building's historical character while adding a new-built element, refreshing interiors throughout. The design respects the building's past, with careful planning of materials and formal palette, blending contemporary touches with heritage.
The apartments range from one-, two-, and three-bedroom units, many featuring generous private outdoor areas. For those without private space, the communal courtyard offers a private yet convivial atmosphere. The courtyard, landscaped as a visual anchor and social meeting point, includes features like cycle storage, a shared library, and a co-working space.
Externally, the project retains and restores the original masonry of the Victorian facade. A new extension draws on the building's material language, using pale brick, pre-cast concrete lintels, and painted timber detailing. The design emphasizes natural light, spatial quality, and a warm, minimalist, contemporary style with materials such as brick, plastered surfaces, solid oak flooring, off-white lacquered joinery, tactile terrazzo worktops, ribbed glass, and glazed off-white tiles.
Gabriel Chipperfield, co-founder of Wendover, stated that St John's Wood was an ideal location for the design of the first rental concept. The proportions of the apartments take cues from the surrounding St John's Wood streets, with generous entrances and tall windows.
