Forest Lodge: Prince William and Kate Middleton's New Historic Home
Prince William and Kate Middleton are moving to a new residence within Windsor Great Park, known as Forest Lodge. This historic Georgian mansion, originally named Holly Grove, dates back to the 1770s and became part of the Crown Estate in 1829.
Forest Lodge is an architecturally significant eight-bedroom mansion, featuring ornate Georgian architectural details such as cornices, plasterwork, original stonework, and a half-barrel vaulted ceiling inside. The property includes a ballroom with chandeliers, a tennis court, several cottages for staff accommodations, and extensive grounds.
The Royal couple is personally funding the move and any associated renovations, paying market rent without relying on public funds such as the Sovereign Grant. They are expected to move into Forest Lodge by Christmas 2025, marking a fresh start with more space and privacy for their three children, who will continue attending a nearby private school.
The transition involved some changes: tenants living in cottages converted from the old stables near Forest Lodge were asked to leave to accommodate security and staff for the family. These tenants reportedly relocated to similar or better housing elsewhere within the 4,800-acre Great Park.
Prior to moving into Forest Lodge, the family lived in Adelaide Cottage since 2022, a smaller four-bedroom home also in Windsor Great Park, chosen to offer a more conventional family life during school terms.
Forest Lodge underwent a £1.5 million renovation in 2001 and is currently undergoing a new round of light updates. The Royal Borough of Windsor granted permission for minor internal and external alterations, including some window removal and fireplace modifications to suit the family’s needs.
In addition to Forest Lodge, the Wales family also has access to another retreat, A Car Collector's Dream Home in Vail, CO, valued at $27,000,000 USD, and The Indigo at Vie L'Ven, an oceanfront residence in Indigo Bay, Sint Maarten, valued at $2,724,800 USD.
Notably, Forest Lodge comes with a tennis court and offers space for private family time. However, the couple is not planning on maintaining live-in staff at Forest Lodge. The home remains within a 30-minute drive of Kate's parents, Carole and Michael Middleton, and is close to Lambrook School, ensuring the children's education and private family life.
Anmer Hall, a wedding gift from Queen Elizabeth, is a favourite for William and Kate, offering a quieter, more relaxed backdrop than their Windsor residences. The family continues to spend stretches of time at Anmer Hall, their 10-bedroom Georgian country home on the Sandringham estate in Norfolk.
