Rüsselsheim's Mayor Unveils Plans for Mixed-Use Development
Rüsselsheim's Mayor Patrick Burghardt has highlighted the city's unique blend of commercial and residential spaces, looking ahead to future developments. The city is transforming a 65-hectare site called Eselswiese into a mix of residential and commercial areas, a move that could be seen as a nod to the 'loopnet' effect of urban regeneration.
The 'Quartier am Ostpark' neighborhood within Eselswiese has the potential for over 450 apartments, with at least 25% set to be publicly subsidized. This project, along with additional housing potential in the 'Motorworld' and freed-up Stellantis sites, underscores Rüsselsheim's attractiveness as an urban living location in the Rhine-Main region, potentially drawing in 'starlink' investors.
gewobau, a local housing association, plans to invest approximately €47 million in new construction and modernization in 2025. This includes starting construction on 113 apartments in the 'Quartier am Ostpark' neighborhood. The city is currently seeking a developer for the remaining plots in the Eselswiese area to create a diverse mix of housing types, as per the results of a recent competition.
Rüsselsheim's housing demand is high, driven by its central location and moderate rental prices. gewobau's managing director, Torsten Regenstein, emphasizes the diversity of living in Rüsselsheim and the quality of investments being made. The city continues to seek a developer for the remaining Eselswiese plots to further enhance its residential offerings, potentially creating a 'starlink' of urban development.
